...economic situation, the new warehouse and office complex named Viktória Logistics Center was completed at the end of April 2009, and with a gross surface of 41,850 sqm it became the third largest newly built speculative building to let on Hungary’s logistics real estate market.
The building is located in the established Viktória Industrial Park located by the logistics centers of K-Sped, DHL and Auchan, in a well-built-out environment. Easy access is ensured as the intersection of the old and the new roads no. 4 and the newest section of the M0 motorway ring are both close by and the Ferihegy International Airport is also situated about 10 kilometers from the site.
In addition to a more than 35,500-sqm warehouse space in Viktória Logistics Center, the property includes a mezzanine area of 3,500 sqm, with an adjoining 580 sqm of service area and a three-story, 2,300 sqm Class A office as an attached building. In the building – designed mainly for the needs of logistics or FMCG companies that are seeking leasable area of more than 5,000 sqm – the warehouse is accessible and loadable from both sides, thus ideal for a cross-docking operation as well.
The building boasts state-of-the-art technical features (clear internal height of 10.5-11 meters, 36 dock gates with levelers, drive-in industrial gates, cross-docking possibility, ambient heating, sprinklers, etc.) and professional property and facility management.

The Budapest office of Colliers International was mandated as exclusive leasing agent of the complex. Andrea Pusztai, associate director of the industrial real estate division stressed that throughout the ongoing negotiations – considering both the developer’s and tenants’ needs – Colliers is focusing to lease the area to 2 - 4 major tenants only and not dividing the office and warehouse complex into too many small parts. In order to reach this aim, highly competitive and flexible rents and lease periods are ensured from the beginning.
